Buying a new house can be an exciting time and the prospect of being the very first people to own and live in the property can add to the magnitude of the step you are about to take. 1) The builder.
Do your research on the building company that is constructing your property. Find out whether the builder is NHBC registered or, if not, whether they offer some other solid, reputable insurance. Consider the reputation of the builder and if possible try and visit some of their previous work as well as keeping a regular eye on the work that is being carried out on the property you are considering buying. 2) The warranty.
Most new homes are protected by the National House-Building Council (NHBC, as mentioned above) 10 year Buildmark warranty insurance. However, some builders use other warranty providers in which case you will need to check that they offer a solid, comprehensive range of cover in case anything goes wrong with your house during the warranty period.
3) The area.
Check out the area in which you are considering moving and make sure it has everything you require such as schools, transport links, doctors surgery etc. You should also check whether there are any plans for major changes to the area over the coming years as factors such as planning to build a whole new housing estate would have an impact on school catchments areas etc. Do your research and chat to people in the local area.
4) Environmental standards.
All new homes are now required to have a rating on the Code for Sustainable Homes. Check where your house falls on this scale as it will give you a good idea of how much your home is likely to cost to run and how ‘environmentally friendly’ your home is.
5) Moving in.
Before you take the exciting step of moving into your new home make sure you do a thorough check to ensure that all the work has been completed to a high standard and that all warranty documents are in order and in your possession.
